A committed 2028 delivery for 358 units underscores that well-capitalized sponsors are still adding to the garden-style pipeline, which may ease future rent pressure in Huntersville.

Alliance Residential has closed on a development site in Huntersville, acquiring a 20.4-acre parcel at 12420 Hambright Road from American Asset Corp. for $8 million. According to reporting from the Charlotte Business Journal, Alliance intends to use the land for a new garden-style multifamily project to be branded as Broadstone Bryton.

The planned community is designed for 358 rental apartments spread across 10 three-story buildings. The unit mix will include one-, two- and three-bedroom layouts, with floorplans expected to range from approximately 700 to 1,400 square feet. The configuration positions the project as a low-rise, garden-style offering rather than a mid-rise or high-rise product.

A separate clubhouse building will be constructed on the site and will house several resident-focused amenities. Planned interior features include a fitness center, clubroom, game room and coworking offices. Outdoor amenities are slated to include a resort-style swimming pool, an outdoor kitchen with grilling stations, a dog park, a pickleball court and community green space, providing a range of recreational and social options for residents.

Broadstone Bryton will sit adjacent to American Asset Corp.’s Bryton Town Center mixed-use development and within the larger 450-acre Bryton master-planned community. The broader Bryton plan already incorporates residential neighborhoods, retail centers, walking trails and entertainment offerings, positioning the new apartments within an established mixed-use environment.

Initial units at Broadstone Bryton are expected to begin delivering in the second quarter of 2028, indicating a multi-year development and construction timeline from the 2026 site acquisition. The schedule provides lead time for detailed design, permitting, and phased construction of the 10-building community and its freestanding clubhouse.

The Huntersville site acquisition is one of four properties Alliance Residential plans to close on in 2026. While specific details on the other planned closings were not disclosed, the multiple transactions point to a broader pipeline strategy for the firm during the year, with Broadstone Bryton representing one component of that investment and development activity.
