Jamestown, New York Life Plan NHL-Ready Arena in Massive North Point Mall Redevelopment

Jamestown, NY Life Developing Massive Alpharetta Entertainment District

The deed-in-lieu transfer followed by Jamestown’s engagement underscores how life companies may reposition distressed retail into mixed-use districts rather than sell at a discount.

Jamestown and New York Life are collaborating on a large-scale redevelopment of the former North Point Mall site into a new entertainment-focused destination. The concept is anchored by a proposed 20,000-seat hockey arena that the development team hopes will capture the attention of the National Hockey League. The league has not fielded a team in this area since the Thrashers franchise relocated in 2011, and the arena is envisioned as a potential platform for renewed professional hockey activity.

The entertainment program outlined for the project is expansive and diversified. In addition to the main arena, plans call for a 4,000-seat music hall and performing arts center designed to host concerts and live events. A 2,000-seat community hockey rink is included to support local ice sports and recreational programming, alongside a 500-seat movie theater that would add cinema offerings to the site. The development blueprint also features a 45,000-square-foot conference center intended to accommodate meetings and events, complemented by multiple hotels to serve visitors drawn by the venue mix.

Retail, dining, and commercial components are central to the repositioning strategy for the mall property. The plan includes approximately 907,000 square feet of retail and restaurant space distributed across the site, creating a significant shopping and dining environment around the entertainment venues. The project also calls for 750,000 square feet of office space, targeting employers and service providers that could benefit from proximity to the hospitality and entertainment uses. Residential density is a key element as well, with 1,385 apartments contemplated as part of the mixed-use program.

Publicly accessible open space is another core feature of the proposal. More than 16 acres of parks, plazas, and multi-use trails are planned, with the intention of creating a walkable environment that connects the entertainment venues, commercial uses, and residential components. These outdoor areas are positioned to support community events and daily use while enhancing the overall appeal of the repurposed site.

New York Life gained control of the North Point Mall property in 2021 through a deed-in-lieu of foreclosure, reflecting prior financial distress at the asset. Following that transition, the company engaged Jamestown to lead the redevelopment effort and reposition the former mall as a multi-faceted destination. The current vision, as described by the parties, would transform a traditional retail property into a large mixed-use entertainment, commercial, and residential district anchored by sports and cultural attractions.
