Longtime 60 Madison Avenue Tenant Renews Lease with Moinian Group
CRE Market Beat Take
The renewal by a decade-long tenant, paired with a new tenant move-in, supports the case for well-located, move-in-ready Midtown South office assets holding leasing leverage.

The Moinian Group has finalized a 10-year lease renewal with Berkshire Blanket & Home Co. at 60 Madison Ave. in the Midtown South office market. The agreement covers 10,000 square feet and extends the tenure of Berkshire Blanket & Home Co., which has been a tenant in the building since 2014. The renewal underscores the company’s continued commitment to the property and to maintaining a presence within this established office location.

In conjunction with the renewal, Collected Strategies is preparing to take occupancy of its space at 60 Madison Ave. The strategic communications and investor relations firm signed its lease at the property in August and is now moving toward its planned move-in. The combination of a long-standing tenant recommitting to the building and a recently signed tenant advancing toward occupancy reflects active leasing at the property.

The Moinian Group handled its own representation in the transaction, with Omar Sozkesen, vice president of commercial lease, negotiating on behalf of the landlord. Berkshire Blanket & Home Co. was represented by Cresa, with principal Gregg Cohen and senior advisor Samuel Steinberg acting on the tenant’s behalf. These arrangements highlight both the landlord’s in-house capabilities and the tenant’s use of third-party advisory services to secure favorable lease terms.

Commenting on the transactions, Sozkesen noted that the combination of Berkshire Blanket & Home Co.’s renewal and Collected Strategies’ move-in points to strong demand for high-quality, move-in-ready office space in Midtown South. He added that 60 Madison Ave. continues to appeal to a range of tenants looking for well-located, thoughtfully designed workspace, and that the activity supports momentum across the Moinian Group’s Madison Avenue portfolio.

Taken together, the lease renewal and the upcoming occupancy illustrate ongoing leasing traction in this segment of the office market, particularly for space that is positioned to meet immediate tenant requirements. The property continues to attract both established and newer tenants, reinforcing its role as a destination for firms seeking professionally managed office accommodations in Midtown South.
