Clustered multifamily growth at Perimeter Summit, including workforce units and new restaurant space, points to increasing density and potential near-term lease-up competition.

High Street Residential has submitted a new proposal to the city of Brookhaven that would significantly expand its multifamily footprint at Perimeter Summit. The company is seeking approvals for an additional 280 apartment units on a vacant 2.7-acre site within the mixed-use complex, adjacent to a 350-unit residential project it already has under construction.

The plan calls for an eight-story apartment building programmed with 5,000 square feet of commercial space on the ground level. That space is expected to accommodate two restaurant users positioned between Lake Hearn Drive and Summit Boulevard, facing an existing AMLI Residential community across the street. The proposal also includes 28 workforce housing units within the 280-unit program.

The new building, called Residences at Perimeter Summit, would add to an already dense cluster of residential, office, and hospitality uses at the project. Perimeter Summit currently contains 1.7 million square feet of office and retail space, along with the Hyatt Regency Atlanta Perimeter hotel and a condominium building. On the multifamily side, AMLI Residential delivered 630 apartments and 20,000 square feet of retail space last summer directly across Lake Hearn Drive from High Street Residential’s planned development.

By layering the Residences at Perimeter Summit into the existing mix, High Street Residential is proposing to intensify residential density within an established commercial node that already features significant office inventory and on-site amenities. The combination of new apartments, restaurant space, and nearby hotel and condo product underscores the evolution of Perimeter Summit into a more fully built-out live-work environment.

The Brookhaven City Council is expected to play a central role in determining the project’s path forward. The council has the proposal under review and could take a final vote on the development on April 28. If approved, the plan would clear the way for High Street Residential to proceed with its expanded multifamily program at Perimeter Summit, adding to the recent wave of residential and retail deliveries along Lake Hearn Drive.
