A nonprofit senior living developer, Fleet Landing, is planning a major high-rise project at 111 Riverside Ave. in Jacksonville. The proposed development calls for a 32-story tower with approximately 500,000 square feet of space. The program is expected to include 239 residential units along with 40 licensed care units, according to reporting referenced from the Jacksonville Business Journal.
The project budget is projected at $375.9 million. Within the senior living component, plans include assisted living and memory care offerings. The development is also expected to feature a range of on-site amenities tailored to residents, such as multiple dining venues, a performing arts center, fitness and wellness facilities, a swimming pool, and a spa.
Public access and activation of the riverfront are key elements of the plan. The site design includes an activated public riverfront area with a pedestrian plaza, which will be accessible via stairs and an ADA-compliant ramp. Street-facing retail space is also planned, giving the project a mixed-use character at the ground level and providing additional services and activity for the surrounding neighborhood.
The development will incorporate a 400-seat auditorium that will be available to the public, adding a cultural and community-oriented component to the project. This auditorium, combined with the performing arts center and other shared spaces, is intended to support events and gatherings that extend beyond the resident population.
Gensler has been engaged to lead the design of the tower, while Goodson Bergen & Associates is providing engineering services. Both firms are expected to play central roles in delivering the large-scale senior housing and care environment envisioned for the 111 Riverside Ave. site.
Fleet Landing, the nonprofit behind the project, already has an established presence in the broader area. Another Fleet Landing project in Nocatee is reported to be under development, with an anticipated opening in approximately 14 months and a project cost of $146 million. Fleet Landing is the name used both for the nonprofit organization and for its projects, underscoring the brand continuity across its senior living developments.
