The Inland Real Estate Companies has committed to a long-term headquarters lease at 3050 Highland Parkway in Downers Grove, Illinois, in a transaction announced by Inland and JLL. Inland signed an approximately 140,000-square-foot lease with a 16.5-year term at the multi-tenant office property.
The new commitment gives Inland more than half of the space at 3050 Highland Parkway, which totals 260,852 square feet. The building is a multi-tenant office asset, and Inland’s lease establishes it as a major occupier at the property for the foreseeable future.
JLL represented the landlord in the headquarters lease. The agency team was led by Jeff Shay, executive vice president, and Allyson Birchmeier, vice president. Inland was represented internally by its own executives, with executive vice president Larry Sajdak and vice president of leasing Sean Steuart negotiating on behalf of the tenant.
The office building at 3050 Highland Parkway is in the midst of a comprehensive renovation program. Ownership is planning a series of upgrades that will refresh the asset and expand its amenity base for tenants.
Planned capital improvements at the property include a new lobby design intended to modernize the building entry experience. A grand staircase will be added to connect the lobby to the lower level, aimed at improving internal circulation and visual connectivity within the common areas.
The renovation scope also features new tenant-focused amenities. These include a fitness center, a tenant lounge, a conference center, and a game room, all designed to support collaboration, wellness, and informal interaction among building users.
Commenting on the move, Tony Chereso, CEO and president of Inland, said that bringing the organization together at 3050 Highland Parkway in a highly amenitized, collaborative environment supports the firm’s culture and operational efficiency. He added that the workplace is intended to back Inland’s long-term growth initiatives.
The combination of Inland’s long-duration lease and the building’s renovation program positions 3050 Highland Parkway as a headquarters location with upgraded amenities and a sizable, committed tenant footprint.
