Garage Ultimate is expanding its footprint for car enthusiasts with a new car condo project planned for Spring Branch. The facility is positioned as a high-end storage option for luxury and collectible vehicles, offering owners the ability to purchase private garage units rather than parking at home.
The company, which opened its first location in Friendswood six years ago, has acquired a parcel of less than 2 acres at 7500 Westview Drive for the new development. According to reporting cited from the Houston Business Journal, site work at the property is expected to begin next week, with an anticipated construction schedule of approximately 14 months.
The Spring Branch project will deliver 14 for-sale garage units totaling 25,000 square feet. Individual garages are planned to range from 1,250 to 3,125 square feet, each including a mezzanine level to increase usable space for storage or ancillary uses. The configuration is designed to give car owners a secure, customizable environment tailored to housing high-value vehicles.
Pricing for the garage condos is set at the upper end of the specialty storage segment, with units offered from $656,250 to just under $1.25 million. Owners at the property will also pay a property owners fee of $1.50 per square foot per year, covering shared services and common-area costs associated with the condominium structure.
In addition to the private garages, plans call for a 2,000-square-foot clubhouse to serve as a shared amenity for owners, along with approximately 1,200 square feet of outdoor space. The clubhouse component is intended to support community-oriented uses, giving car enthusiasts a place to gather and host events alongside their storage investment.
With its Spring Branch expansion, Garage Ultimate is building on its established Friendswood presence, targeting demand from collectors who are willing to pay premium prices for secure, dedicated garage space. The combination of for-sale units, mezzanine-enhanced layouts, and a clubhouse amenity positions the project as a lifestyle-oriented storage offering within the niche car condo segment.
