Titan Development is preparing to kick off the initial phase of the Leander 183 Commerce Center, an $84 million industrial project planned in the city of Leander. At full buildout, the development is expected to provide at least 1.3 million square feet of space, positioning it as a major addition to the local industrial inventory.

According to reporting from the Austin Business Journal, the first phase of Leander 183 Commerce Center will feature two speculative, shallow-bay industrial buildings totaling approximately 240,000 square feet. These buildings are being developed on a speculative basis and are planned to deliver early in 2027, establishing the first tranche of leasable space at the site.

The broader buildout of the project is structured over a long-term horizon, with completion anticipated in 2036. This extended timeline underscores a phased development strategy that will bring additional space online over time rather than all at once. While detailed phasing beyond the initial two buildings has not been disclosed, the ultimate plan calls for the property to reach at least 1.3 million square feet.

Public-sector support is playing a role in advancing the project. Shortly after the town approved zoning for Leander 183 Commerce Center in 2024, Titan Development was awarded $3.5 million in incentives. The incentives followed the zoning action and are tied to the community’s formal approval of the project, helping to set the stage for the launch of construction.

Leasing responsibilities for the site are being handled by Aquila Commercial LLC. Brokers Omar Nasser, Leigh Ellis and Blake Patterson are overseeing leasing efforts, positioning the two initial shallow-bay buildings and future phases to prospective industrial users as space comes online.

Titan Development is active elsewhere in the region with several large industrial and business park projects. The company is building the 146-acre Northpark35 and the 114-acre Gateway35 industrial parks in Georgetown. In Hutto, Titan is developing the 188-acre MegaTech Center and the 170-acre Innovation Business Park. The firm also controls a 45-acre project in Lockhart, further broadening its footprint in nearby communities.

Leander is located about 25 miles northwest of Austin and has a population of around 88,000. The Leander 183 Commerce Center adds to the city’s industrial pipeline and reflects ongoing industrial and logistics-oriented development activity in the broader Austin-area corridor.
