Friend Development Group is moving forward with Braker Commons, a hospitality-led project that calls for a new hotel and a separate retail and restaurant building at the northeast corner of the intersection of North MoPac Expressway and West Braker Lane. Plans filed for the site outline a 10-story, 237-key hotel totaling 126,321 square feet, along with a second 3,000-square-foot structure positioned on the southern portion of the property.
The hotel component is designed with a single basement level and 10 floors above grade, with total building area described as approximately 126,000 square feet and a planned building height of about 128 feet. While the brand and operator for the hotel have not yet been selected, the developer has indicated expectations for a robust food and beverage program to anchor the hospitality offering.
The second planned building at Braker Commons is proposed for restaurant and retail use and is expected to rise to a height of about 22 feet. Friend Development Group has not finalized a specific tenant mix or concept for this smaller structure, noting that its exact use remains under consideration. Together, the two buildings would introduce new hotel rooms and additional street-level activation to a high-traffic intersection.
According to reporting from the Austin Business Journal, the selection process for the hotel operator is still underway, and no further details have been disclosed regarding branding, flag affiliation, or the timing of delivery. No construction timeline, budget, or capital stack information has been made public at this stage, and the developer has not released information on any potential food and beverage partners for the site.
The Braker Commons project is emerging alongside additional dining-focused development in the immediate vicinity. Nearby, Cousins Properties is planning a 13,440-square-foot restaurant development next to one of its office buildings off Alterra Parkway. That separate project would further expand restaurant options serving existing office users and visitors in the area, complementing the new hospitality and retail space proposed at Braker Commons.
Together, these planned projects indicate a concentration of hotel and restaurant investment around a key roadway intersection and established office nodes, though neither developer has disclosed project budgets, delivery dates, or leasing milestones. As plans advance, future announcements on hotel branding, operating partners, and tenant commitments will clarify how Braker Commons and the nearby restaurant development integrate into the surrounding commercial landscape.
