A 25-year flagship lease by a wellness operator underscores durable demand for experiential retail in amenity-driven corridors like Hollywood, supporting income stability for well-located assets.

Bathhouse, a wellness brand based in New York, has secured a long-term lease at 6400 Sunset Boulevard in Hollywood for its first flagship location on the West Coast. CBRE arranged the transaction for the standalone retail property, which will house Bathhouse in a space described as nearly 55,000 square feet. The commitment includes access to a 30,000-square-foot rooftop area that the tenant intends to activate as part of its overall concept for the site.

The lease at 6400 Sunset Boulevard marks a key expansion step for Bathhouse as it extends its presence beyond New York and selects Hollywood for a flagship on the opposite coast. The property is a freestanding retail asset, and the deal positions Bathhouse as a prominent wellness tenant within the local streetscape along Sunset Boulevard. While specific lease economics were not disclosed, the term of the agreement is 25 years, underscoring a long-duration occupancy plan at the location.

On the ownership side, Nahla Capital and GPI Companies hold the asset and were represented in the transaction by a CBRE team. Greg Briest, Houman Mahboubi and Marisa Renfro of CBRE acted on behalf of the ownership in negotiating the lease with Bathhouse. Their role focused on securing a tenant that aligns with the character and trajectory of the surrounding area.

In commenting on the lease, Briest noted that Bathhouse is one of several brands opting to establish their first West Coast flagships in Los Angeles. He described the move as part of a broader pattern observed in the market, in which lifestyle, health and wellness offerings are attracting significant consumer interest. According to Briest, many operators in this category are reporting robust growth and are responding by expanding into additional locations.

Briest also indicated that the addition of concepts like Bathhouse can influence how a submarket is perceived, particularly as a place where people may both live and work. By introducing a prominent wellness brand into Hollywood, the lease is expected, from his perspective, to enhance the area's appeal as an amenity-rich environment. The Bathhouse flagship at 6400 Sunset Boulevard is therefore positioned not only as a new retail and wellness destination but also as a contributor to the evolving identity of the Hollywood submarket within Los Angeles.
