Flexible workspace provider Industrious is preparing to introduce The Parlor, a new open workspace concept within 190 Bowery. The company will operate 35,000 square feet in the property, combining private office suites across four floors with a centrally positioned collaborative environment. The Parlor itself will comprise 11,500 square feet on the second floor, designed as an open workspace that functions as a live lab and collaboration hub for users.
The initiative brings a contemporary office-use layer to a building with a long and varied past. Completed in 1898 as the Germania Bank, 190 Bowery later became both the home and live-in studio of photographer Jay Maisel for nearly 50 years. Over time, the property has also served as a venue for design, fashion and artistic exhibitions, as well as cultural programming that drew on its distinctive architecture and history.
Industrious aims to align its new format with that legacy, positioning The Parlor as a shared environment where members can test and experience evolving workplace patterns. The open floor layout is intended to support collaboration while connecting users to the building’s broader mix of private office suites. By structuring the second floor as a dedicated open workspace and maintaining traditional private suites on multiple levels, Industrious is layering different workstyles within a single address.
Company leadership emphasized the significance of activating 190 Bowery with a new workspace concept. Anna Squires Levine, president at Industrious, described the property as an iconic building with multiple historical chapters, from its origins as a neighborhood bank to its time as a Supreme flagship destination and, for decades, as a well-known artist’s studio and residence. She noted that the building captures many phases of New York’s history in one place.
Levine also highlighted the location’s neighborhood context, characterizing Nolita as an area not typically associated with a large supply of office space. She pointed to the surrounding concentration of food, arts and retail offerings, along with transit connectivity, as attributes that can enhance the workspace experience for Industrious members. By placing flexible office product in a setting better known for culture and retail than traditional office towers, the company is extending its footprint into a distinct part of the city.
Once operational, The Parlor at 190 Bowery will add another flexible workspace option to Nolita, combining the building’s historic identity with a contemporary, open-plan office environment. The concept leverages the property’s long-standing role as a cultural and creative venue while formalizing it as a destination for modern office users seeking a mix of private and shared work settings.
