Consolidating operations for Five Oak and Big Pink under a single owner and manager gives Swickard Group more levers to protect cash flow and execute repositioning across a key downtown Portland node.

Unico Properties has been appointed property manager for Five Oak, a 266,664-square-foot office building in downtown Portland, Oregon. The eight-story asset is located at 421 S.W. Oak St., directly across the street from the tower commonly known as Big Pink. Both properties are part of an expanding downtown Portland portfolio owned by investor Jeff Swickard of Swickard Group.

Five Oak was constructed in 1944 and underwent a renovation in 2005. The property was recently acquired by Swickard as part of his ongoing investment activity in Portland’s downtown core. While financial terms of the acquisition were not disclosed, the addition of Five Oak increases his concentration of holdings in the immediate area around Big Pink.

Unico’s new assignment at Five Oak builds on its existing role at Big Pink, where the firm already manages building operations for Swickard. At Big Pink, Swickard has embarked on a significant repositioning initiative and has retained Kidder Mathews to lead leasing efforts. The decision to extend Unico’s management responsibilities to Five Oak creates a unified operating platform across the two office assets facing each other on S.W. Oak Street.

Under the new mandate, Unico will oversee day-to-day operations and tenant services at Five Oak. The company framed the engagement as an opportunity to support the owner’s broader efforts to strengthen downtown Portland’s office environment. In comments on the new assignment, Unico leadership emphasized aligning daily operational performance with long-term stewardship aimed at contributing to the health of the central business district and reflecting a shared commitment to Portland’s future.

Taken together, Swickard’s recent acquisition of Five Oak, the active repositioning of Big Pink, and Unico’s expanded management role underscore a focused strategy around improving and stabilizing a cluster of downtown office assets. With Big Pink and Five Oak under the same ownership and operational oversight, the portfolio now benefits from coordinated management and leasing strategies at a time when downtown office performance and tenant expectations are in sharp focus.
