Tidal Real Estate Partners has started construction on The Nashville EDITION Hotel & Residences, following the recent closing of $400 million in debt and equity financing for the project. The 28-story tower is planned for The Gulch neighborhood in Nashville and is scheduled to open in 2028.
The planned mixed-use hospitality property will include 261 hotel rooms alongside 84 private condominium residences. The residences will be fully serviced by the hotel, integrating ownership units with the broader luxury hotel offering within a single vertically stacked building.
Hotel amenities outlined for the Nashville EDITION include a double-height restaurant and a signature bar, designed as key food-and-beverage components of the property. A lobby lounge will provide additional gathering space for guests and residents, complementing the building’s hospitality program.
The project will also feature a 50-foot heated saltwater pool, accompanied by cabanas and a wraparound pool deck. The pool deck is planned to offer bar and restaurant service and to provide skyline views, positioning the outdoor space as a central amenity for both hotel guests and condominium owners.
In addition to the hotel-focused spaces, owners of the private residences are expected to have access to an exclusive suite of resident-only amenities. While specific resident-only features were not detailed, the project positioning emphasizes a separation between shared hotel offerings and dedicated spaces reserved for condominium owners.
The $400 million capitalization for The Nashville EDITION Hotel & Residences was secured by Tidal Real Estate Partners on behalf of Flank GP Fund I. The combination of debt and equity financing was provided by affiliates of KSL Capital Partners, LLC, and Madison Realty Capital in partnership with Newbond Holdings. The capital stack is intended to support vertical construction and delivery of the project through its anticipated 2028 opening.
The groundbreaking marks a key milestone in advancing the Nashville EDITION from planning into active development, backed by institutional capital partners focused on hospitality and real estate investment.
