Developers Stockbridge and Wilson Meany have secured a major technology tenant for the final two commercial parcels at Bay Meadows, bringing the 83-acre mixed-use community in San Mateo to full commercial buildout. The tenant, identified in reporting by the San Francisco Business Times as Roblox Corp., is set to occupy just over 325,000 square feet across two midrise office buildings.
The latest lease marks a milestone in the long-term redevelopment of the former Bay Meadows horse racing track, which Stockbridge and Wilson Meany acquired in 1997. Over more than two decades, the site has been transformed into a large-scale, master-planned community with a blend of office, residential, educational, recreational and retail uses in the Peninsula’s technology corridor.
Once the final two office buildings are completed and occupied, Bay Meadows will comprise more than one million square feet of office space. The plan also calls for nearly 1,000 homes, providing a substantial on-site residential base alongside the office footprint. The community incorporates 18 acres of parks, offering open space and recreational amenities that support both residents and workers.
In addition to office and residential components, Bay Meadows includes more than 40,000 square feet of retail space. The ground-floor retail and restaurant offerings are designed to serve both the on-site population and the surrounding area, supporting a walkable environment and reinforcing the project’s mixed-use character.
Reflecting on the long-term vision for the site, Chris Meany, managing partner of Wilson Meany, described Bay Meadows as a walkable, transit-oriented community that brings together homes, parks, office space, restaurants and retail. He characterized the project as a model for smart, responsible redevelopment, highlighting the integration of uses and the emphasis on access and livability.
Office leasing at Bay Meadows is handled by a Newmark team led by Jack Troedson, Josh Roswell and Shawn Troedson. Their work includes leasing the new office buildings that will house the technology tenant, as well as the broader office portfolio within the master-planned community.
