CBRE has arranged a 7,479-square-foot lease for Mid Atlantic Retina and Wills Eye Physicians at the Bristol Building, an office property in Newark, Delaware. The ophthalmology practice plans to relocate to the Chapman Road asset in summer 2026, establishing a new southern New Castle County location for its regional operations.
In the transaction, CBRE’s John Kaczowka represented the landlord, Rockford Chapman, LLC, during lease negotiations. Tenant representation was provided by Scott Martin of Avison Young, who advised Mid Atlantic Retina on its new premises at 248 Chapman Road. The parties did not disclose lease economics, including term or rental rate.
Kaczowka noted that health care is expanding across the region and highlighted Mid Atlantic Retina’s selection of the Bristol Building as its site in southern New Castle County. The lease brings a specialized medical user to the office property, aligning clinical services with a multi-tenant office environment.
The Bristol Building is positioned approximately one mile from Interstate 95, providing convenient connectivity to regional markets. The property offers visibility along Chapman Road and proximity to several nearby retail, dining and hotel options, giving tenants and patients access to surrounding amenities.
Ownership has recently completed a series of upgrades at the Bristol Building aimed at enhancing the tenant experience. The improvements include a newly renovated lobby, which refreshes the building’s common areas, and enhanced fiber connectivity supported by multiple providers, designed to improve reliability and bandwidth for office users. The property also features ample parking to accommodate both staff and visitors.
The combination of recent capital improvements, access to major transportation routes and surrounding amenity options positions the Bristol Building as a competitive office option within the Newark market. Mid Atlantic Retina’s upcoming move illustrates ongoing demand for medical and healthcare-related uses within professionally managed office environments in the region.
