Swift Creek Partners has acquired a four-building industrial portfolio at Crossroads Distribution Center in Orlando for $98.45 million, purchasing the fully leased assets from Link Logistics. The transaction covers a combined 712,000 square feet of warehouse and distribution space.
The Crossroads Distribution Center portfolio includes four addresses on Gills Drive. The largest facility, at 1151 Gills Drive, is a 252,000-square-foot distribution center. The property at 1125 Gills Drive totals 152,240 square feet, while 1091 Gills Drive comprises 235,760 square feet. The fourth building, a 72,145-square-foot distribution center, is located at 1075 Gills Drive.
Cushman & Wakefield represented the seller in the transaction between Link Logistics and Swift Creek Partners. The sales team consisted of Mike Davis, Rick Brugge, Rick Colon and Dominic Montazemi, who advised Link Logistics on the disposition of the fully leased industrial assets.
The buildings at Crossroads Distribution Center offer a mix of bay sizes along with cross-dock and front-loading configurations, allowing the park to meet a variety of tenant operational needs. The properties also feature generous truck courts that support distribution and logistics uses.
Tenants at the park benefit from proximity to major regional transportation routes, including Florida SR 528, Florida’s Turnpike and U.S. Highway 441, also known as Orange Blossom Trail. This connectivity supports efficient movement of goods across the region and enhances the appeal of the location for logistics and distribution users.
Crossroads Distribution Center is located in the Regency/Turnpike/Beachline submarket, which is reported to have a vacancy rate of 2.6%. The submarket has no new industrial supply scheduled to come online in the first quarter, as available development sites are described as extremely limited. This infill positioning and constrained pipeline underscore the scarcity of comparable industrial opportunities in the immediate area.
