A joint venture including BDT & MSD Partners, Trammell Crow Company (TCC), Highland Park Village Associates, and The Retail Connection has topped out its Knox Street mixed-use development in Dallas, Texas. The milestone marks completion of the building’s structural frame and a key step toward delivering a large-scale project in one of Dallas’s most active urban districts.

The Knox Street development is planned to span more than one million square feet upon completion. The program includes 150,000 square feet of office space and 100,000 square feet of retail, creating a blend of workplace and shopping uses within a single, vertically integrated project. The joint venture is also developing a 27-story tower as part of the overall plan, positioning the site as a significant new mixed-use node in the Knox Street corridor.

The office component is expected to provide modern space aimed at tenants seeking a walkable, amenity-rich environment, while the retail portion is designed to support a mix of shops, dining, and services that can serve both building occupants and the surrounding neighborhood. The combination of office and retail uses is intended to create an activated streetscape and extend the existing Knox Street commercial district.

The topping-out of the 27-story tower signals that vertical construction has reached its highest point, allowing the development team to shift greater focus to exterior and interior build-out. While detailed delivery timelines, leasing status, and tenant commitments were not disclosed, the scale of the project suggests it will be a notable addition to the Dallas commercial real estate landscape once fully completed.

The joint venture structure brings together institutional capital, a national developer, and local ownership and retail expertise. Trammell Crow Company is serving as the development lead, with BDT & MSD Partners, Highland Park Village Associates, and The Retail Connection participating as partners in the Knox Street initiative.
