Prospect Heights Executive Commerce Center Sold by Conor

Partnering with Globe Corporation, Conor Commercial Real Estate sold the Executive Commerce Center in Prospect Heights, Illinois. The 10-acre site features a 151,677-rentable-square-foot industrial building that was developed and fully leased in 2020 and 2021 respectively. Representing Conor in the sale were Ed Halaburt and John Huguenard of JLL while CBRE’s Mike Sedjo, Jack Brennan, and Ben Dickey served as leasing brokers. Design build team McShane Construction Company & Ware Malcomb provided comprehensive design & construction services for Executive Commerce Center with Wintrust providing construction financing.

Brian Quigley – Executive Vice President at Conor – commented on the investment opportunity: “Executive Commerce Center’s Class A design combined with its access to transportation routes plus infill location proximate to O’Hare Airport along with strong local labor force make it an attractive option for investors looking for yield opportunities.” He further noted that “the development is 100 percent leased to two high quality credit tenants who signed leases at 2021 rates making this a significant mark-to market opportunity”.
