Colliers Facilitates Sale of 151K-SF Industrial Facility in Indiana

Colliers has successfully completed the sale of a 151,306-square-foot, tri-temperature, food-grade industrial facility located at 5000 Anson Boulevard in Whitestown, Indiana, part of the greater Indianapolis metropolitan area.

The Colliers Industrial Capital Markets team—comprising Alex Cantu, Alex Davenport, Jeff Devine, Steve Disse, and Tyler Ziebel—worked in partnership with Michael Lubbers of Colliers | Indianapolis to represent the seller, Delco Foods. The facility was acquired by Ambrose Property Group, a national real estate investment, development, and management firm.

Originally constructed in 2020 as a build-to-suit project for Delco Foods, the state-of-the-art distribution center is fully leased under a new 12-year NNN lease. Specifically designed to support food-grade operations, the property boasts tri-temperature capabilities, including freezer, cooler, and ambient storage spaces. Key features include 32-foot clear heights, 19 dock doors, and one drive-in door.

Situated less than one mile from Interstate 65, the facility offers efficient access to Indianapolis’ primary north-south logistics corridor, making it a mission-critical asset for regional and national distribution operations.
