**Equus Capital Partners Acquires Falls Lake Commerce Center for $46.9 Million**

Equus Capital Partners has acquired the Falls Lake Commerce Center, a three-building Class A industrial portfolio located in Butner, North Carolina, for $46.9 million. The asset, comprising 341,867 square feet, is situated within the Raleigh-Durham metropolitan area. The acquisition was made on behalf of Sweet Grass II, a joint venture between an affiliate of Equus and a U.S.-based public pension fund.

According to Commercial Edge, the seller was TPG Angelo Gordon, which had purchased the portfolio in November 2021 for $37 million from developer John Nelley Jr., who originally developed the 300-acre Falls Lake Commerce Center campus.

The portfolio is fully leased to three tenants in the logistics, manufacturing, and food production sectors. Its strategic location provides direct access to Interstate 85, Research Triangle Park, and Raleigh-Durham International Airport—making it an ideal hub for regional and national distribution.

Additionally, the property includes a 1.2-acre industrial outdoor storage lot that accommodates approximately 65 trailer parking stalls.

This acquisition marks a continued expansion of Equus’ industrial portfolio in key U.S. logistics markets.
