**Dallas Hotel Group to Replace Historic St. Germain with $250M Hotel, Condos, and Retail Development**
Ivy P3 Group and Horizon Capital Partners are advancing plans for a $250 million mixed-use development at 2516 Maple Avenue in Uptown Dallas. The ambitious project, titled The Monclaire Hotel and Residences, will feature a high-rise encompassing hotel accommodations, residential units, retail spaces, and dining establishments.
Pending full approval from the Dallas City Council expected later this month, construction could begin as early as May 2027, with completion and opening anticipated in spring 2030. The development will replace the former St. Germain Hotel, a vacant Victorian mansion dating back to 1897.
The tower is set to include 65 hotel rooms and suites designed by Nunzio Marc DeSantis Architect. The top ten floors will house residential units, while the lower portion of the tower will accommodate restaurants and retail space, with the remaining levels reserved for hotel operations.
Ivy P3 Group, founded in 2018, is leading the project in collaboration with Horizon Capital Partners. The new development is poised to bring new energy and luxury offerings to the Uptown neighborhood, blending historic replacement with modern design and amenities.
