**Developer Greenlit for 8-Building Project in Austin’s St. Elmo District**
Developers have received approval from the City of Austin to move forward with an ambitious new project located at 4201 South Congress Avenue, in the heart of the St. Elmo Arts District. The mixed-use development, which shares its name with the address, will feature eight buildings offering a combined 200,000 square feet of retail, restaurant, and office space. The project is being led by Redcar Properties.
Spread across 5.5 acres at the corner of South Congress Avenue and Industrial Boulevard, the site currently includes three existing brick and tin buildings. Two of these will be demolished entirely, while the third—measuring approximately 84,000 square feet—will be partially removed to make way for the new development.
The proposed construction will bring a variety of building types and sizes to the district. Five of the eight new buildings will incorporate restaurant space, while seven will accommodate office space. The largest of the office structures will span 67,000 square feet and rise up to 60 feet in height.
The project is being designed by the Michael Hsu Office of Architecture.
