Rockefeller Group and Atlas Capital Group have announced a $96 million agreement with the Roman Catholic Church of Holy Name of Jesus and Saint Gregory the Great to acquire the property at 200 West 97th Street on Manhattan’s Upper West Side. The partners plan to develop a mixed-income residential building on the site.
The upcoming as-of-right development will take advantage of New York City’s 485-x tax incentive program, with 25% of the residential units designated as affordable housing. In addition to providing spacious homes and premium amenities, the building will also feature neighborhood-serving retail space located at the southwest corner of 97th Street and along Amsterdam Avenue.
“We are proud to partner in delivering much-needed housing to the Upper West Side,” Rockefeller Group and Atlas Capital Group said in a joint statement. “This project demonstrates what’s possible when thoughtful development aligns with strong public policy and how it can address multiple community needs simultaneously.”
Importantly, the project preserves the existing Roman Catholic Church and its rectory, which will remain active and continue serving the community. As part of the development, the Parish is set to receive nearly 9,500 square feet of new, purpose-built space to support religious education, community gatherings, and social outreach initiatives.
The redevelopment will focus only on the underutilized sections of the church campus, ensuring that the historic church maintains its ongoing ministry activities. The transaction is expected to close in the spring of 2026.
