**Seguin Town Center Plan Moves Forward with City Incentives**

The Seguin City Council has approved an incentive package for NewQuest Properties as part of a plan to develop a large-scale retail center. The proposed 600,000-square-foot Seguin Town Center will be located on a 543-acre site at the intersection of Interstate 10 and Highway 46.

To support the project, the city previously established a Tax Increment Reinvestment Zone (TIRZ) in 2025. This designation allows Seguin to redirect a portion of the tax revenue generated by new development on the property back into the area for infrastructure and other improvements.

To qualify for the incentives, NewQuest must meet several performance benchmarks. These include a minimum capital investment of $75 million, construction of at least 200,000 square feet of retail space, and the delivery of a nationally recognized anchor tenant occupying 60,000 square feet or more.

If the developer meets these conditions, it could receive up to $23.5 million in incentives over a 20-year term. This amount is capped at approximately 10% of the project’s anticipated value and is specifically tied to the retail development portion of the site.

Construction on the first phase of the Seguin Town Center is expected to begin before mid-2026.
