**Uptown Dallas Office Building to be Transformed into 140-Room Hotel**

Cawley Partners and Alamo Manhattan have acquired 2909 Cole Avenue, a three-story office tower in Uptown Dallas, with plans to convert the property into a 140-room hotel. Alamo Manhattan previously developed the Marriott Dallas Uptown hotel on Fairmount Street, showcasing their continued investment in the area.

According to reports from the Dallas Business Journal, the building was purchased from Aberfeldy Properties Inc. Built in 1981, the 27,000-square-foot office property is currently about 73% leased. It is strategically located between the Turtle Creek and Uptown neighborhoods and sits just steps away from The Quad, a newly developed office and retail complex.

This project marks another collaboration between Cawley Partners and Alamo Manhattan. In 2025, the two firms partnered to acquire the 3400 Carlisle office building, also in Uptown Dallas.

Alamo Manhattan has shown a sustained interest in Uptown’s real estate landscape. In May, the firm proposed a plan to redevelop the 1.5-acre 3400 Carlisle Street site into a high-rise residential building with 400 apartments. The site currently houses a partially occupied office tower.

Alamo Manhattan’s portfolio continues to grow and includes properties such as the Marriott Uptown, Monaco on the Trail, and Fairmount Tower.

This transformation of 2909 Cole Avenue marks the latest evolution in Uptown Dallas’ ongoing development trajectory.
