**Construction Underway on Pearl Lake Pointe, Sugar Land’s First New Apartment Development in Over a Decade**
Construction is officially underway on Pearl Lake Pointe, a 376-unit luxury multifamily community in Sugar Land, Texas. This marks the city’s first new apartment development in over ten years.
The project is being developed by The Morgan Group in partnership with Carlyle and is located on 6.46 acres at 16435 Creekbend Drive on the Lake Pointe peninsula.
The five-story residential development will feature a range of high-end amenities, including five live-work units, a six-story parking garage, and approximately 10,000 square feet of commercial office space. Additional amenities will include multiple fitness centers, a resort-style pool, a golf simulator, a sky lounge, and an on-site café. Select residential units will offer private balconies, and the community will boast scenic views of Brooks Lake.
Pearl Lake Pointe sits adjacent to the former Fluor corporate campus, which is currently being redeveloped into the Lake Pointe Green mixed-use project.
The property will be owned and managed by Morgan and Carlyle, with financing provided by Texas Capital Bank. The first units are expected to be delivered in early summer 2027.
