The San Antonio Spurs are following a growing trend among major sports franchises by pursuing the development of a mixed-use entertainment and shopping district anchored by a new arena. The vision includes a vibrant area featuring restaurants, bars, retail stores, and hospitality venues.

To help bring this vision to life, the City of San Antonio has made a $30 million offer to purchase three downtown parcels from the federal government. If successful, the city would partner with the Spurs to develop the district at Hemisfair, where the new Spurs arena would serve as the focal point.

This initiative is backed by strong public support—county voters have approved $310 million in public funding to support the area’s development.

The U.S. General Services Administration (GSA) previously deemed the office properties surplus and added them to its accelerated disposition list in 2025. The City Council is set to vote on January 15 to approve the offer. Once submitted, the GSA is expected to take between 90 and 120 days to review and respond to the proposal.

If the plan moves forward, the Spurs’ envisioned district could become a major draw for locals and tourists alike, further energizing downtown San Antonio.
