**300 Cambridge St. in Boston’s Beacon Hill Reaches Full Occupancy**

Avison Young has secured two full-floor leases at 300 Cambridge Street, a 25,010-square-foot office building with ground-floor retail in Boston’s Beacon Hill submarket, resulting in 100% occupancy. Senior Vice President Kirk Weller represented the landlord, Heritage Equity, LLC, in both transactions.

Alpha School, an AI-powered private educational institution, signed a lease for the entire fourth floor, occupying 4,959 square feet. Fathom Information Design, a software company, renewed its lease for the entire fifth floor, totaling 4,414 square feet. The terms of the leases have not been disclosed.

“In less than 12 months after being engaged by ownership to address two potential full-floor vacancies, we successfully identified and secured a new tenant and negotiated a lease extension that stabilized the property,” said Weller. “300 Cambridge offers the rare opportunity to be a full-floor tenant in under 5,000 square feet, which—combined with its prime Beacon Hill location—attracted two high-quality tenants.”
