**Massive Mixed-Use Development, Soccer Stadium Proposed for Former Fiesta Mall Site**

Fiesta Mall, once a central hub for the Mesa, Arizona community, has been reduced to rubble following its official closure in 2019 and the start of demolition in July 2023. Now, a new group of developers plans to breathe life into the 80-acre vacant site with a transformative, large-scale mixed-use project.

The proposed development, dubbed the *Palo District*, could include a professional soccer stadium and feature a vibrant mix of restaurants, retail stores, hotels, office spaces, and residential units. The aim is to create a destination that redefines the area and revitalizes its importance within Mesa.

The site, located at Southern Avenue and Alma School Road near U.S. 60, is currently owned by Verde Investments, a real estate firm led by billionaire Ernest Garcia II. However, Garcia is not expected to be involved in the development process, as the land is anticipated to be sold to the new development group.

The Palo District signals a fresh chapter for the once-bustling Fiesta Mall site, with the potential to become a dynamic urban center and regional attraction.
