**Healthcare CRE Experts Delve into Trends and the Future of the Sector**

At the recent Connect Healthcare Real Estate 2025 conference in Irvine, California, industry leaders gathered to explore the evolving landscape of healthcare real estate. Among the key voices was David Lari, a partner at Cox, Castle & Nicholson, who underscored the ongoing stability of the sector.

“Healthcare real estate has always been very stable. The stability, the gradual rent growth will continue,” Lari noted during his conversation with Collin Hart, CEO and Managing Director of ERE Healthcare Real Estate Advisors. However, Lari highlighted a significant shift in the investor landscape. While Real Estate Investment Trusts (REITs) are pulling back, new players including healthcare providers, private equity firms, and sovereign wealth funds are becoming more active.

“The demand is there, but who the demand is coming from has shifted in a big way,” Lari added.

Lari was one of several experts interviewed by Hart in a Connect CRE feature video. Other participants included:

– Andrew Matthews, Director, ERE Healthcare Real Estate Advisors
– Andrew Saba, Managing Director, Stockdale Capital Partners
– Matt Melendres, Senior Associate, Cushman & Wakefield
– Linda Brown, Broker Associate, LDM Commercial
– John Pollock, CFO, Meridian
– Michael Campbell, Managing Director, ERE Healthcare Real Estate Advisors
– Steven Stubbs, Principal, ATK Group
– Angie Weber, First Vice President, CBRE
– Tara Laski, Project Executive, Healthcare, DPR Construction
– Lon Mapes, President and CEO, LDM Commercial
– Stephen Lindsey, Research Analyst, ReVista

These experts shared perspectives on essential questions shaping the future of healthcare real estate, including:

– How is investor appetite for healthcare properties evolving relative to other sectors?
– What is the most influential trend for the next 12 to 24 months?
– What are the major opportunities or risks currently impacting the sector?
– What trends are emerging among healthcare operators?
– How might policy changes influence real estate decisions for healthcare operators and investors?

Their insights offer a roadmap for understanding the current state and future trajectory of healthcare real estate as a critical component of the broader commercial property market.
