**Gold and Company Sells Industrial Site in Southeast Baltimore for $3.95 Million**

A property located at 240 S. Kresson Street in Southeast Baltimore City has been sold for $3.95 million to a national real estate investor whose identity remains undisclosed. The site includes a 10,000-square-foot modern drive-thru maintenance facility along with over two acres of outdoor storage space, positioning it as a prime asset for industrial use.

The property is currently leased long-term to Apple Valley Waste, a regional provider of waste management services. Zoned for industrial use and offering convenient access to major interstates, the location serves as a strategic hub for optimizing logistics and operational efficiency within the Baltimore metropolitan area.

The transaction was facilitated by Jim Chivers, Senior Vice President of Gold and Company, alongside colleagues Will McCullough and John Roe. Commenting on the deal, Chivers noted, “Finding properties in Baltimore with both outdoor storage and modern maintenance facilities is becoming very difficult. The strong interest we saw in this property proves that national investors are still aggressively buying good industrial assets.”
