**LandPark Advisors Acquires 130K-SF Office Tower in Houston**

LandPark Advisors has added another office asset to its portfolio with the acquisition of a uniquely designed office building located at 5858 Westheimer Road in Houston. The eight-story, 130,735-square-foot building was sold by a special servicing company, according to the Houston Business Journal.

This marks LandPark’s second acquisition in the immediate area. The firm also owns 2603 Augusta, a 16-story office tower directly across the street. The acquisition aligns with the company’s strategic push to expand its presence in the Houston office market.

The JLL team of Rick Goings and Dawson Hastings represented the seller in the transaction. Management and leasing responsibilities for the newly acquired property will be handled by LandPark Commercial.

LandPark plans to modernize 5858 Westheimer as part of a broader effort to enhance the combined tenant experience across both properties. Planned improvements include renovations to the lobby and common areas, refreshed branding and signage, and the construction of move-in-ready speculative office suites.

Originally built in 1981, the building currently stands at 47% occupancy and is home to more than 10 tenants. The Class B property features both surface parking and a 300-space parking garage, offering convenience for tenants and visitors alike.
