**Bonham Announces Plans for 400-Acre Mixed-Use Development**
The Bonham Economic Development Corporation (BEDCO) has unveiled new details about Powder Creek Ranch, a large-scale, 400-acre mixed-use development set to reshape the southwest portion of Bonham, Texas. Located near the intersection of Sam Rayburn Highway (State Highway 121) and State Highway 56, the new development integrates residential, commercial, and recreational spaces.
Powder Creek Ranch is planned to be completed in seven phases by 2035. Once finished, it will include approximately 3,000 new homes, offering a diverse mix of housing options including single-family homes, townhomes, build-to-rent units, and multifamily residences.
The first phase of the project will feature 205 multifamily units and a combination of single-family and build-to-rent homes. In later phases, the development will expand to include retail and restaurant spaces, office facilities, and a variety of public amenities such as parks, trail systems, and open green spaces—emphasizing walkability and enhancing long-term property value.
Strategically positioned, Powder Creek Ranch is just 40 minutes from McKinney and 30 minutes from both Sherman and Paris, Texas, making it an attractive location for future residents and businesses alike.
