**Broadstone Net Lease Acquires Deacero Manufacturing Facility in Dayton, Texas**
Broadstone Net Lease has acquired the Deacero Gulf Inland Logistics Park, a newly constructed, 444,120-square-foot Class A manufacturing facility located at 4445 Highway 90 West in Dayton, Texas. The property was developed and sold by Clay Development & Construction.
Fully leased to Deacero Steel, the build-to-suit facility functions as a manufacturing and distribution center, featuring direct rail connectivity for transporting steel rods and raw materials from Mexico. These materials are processed domestically into fencing and various finished steel products.
Situated in the Gulf Inland Logistics Park in Dayton—a northeastern suburb of Houston—the facility supports Deacero Steel’s ongoing strategy to shift key aspects of its production operations to the United States.
A JLL Capital Markets team led by Trent Agnew, Charles Strauss, and Lance Young facilitated the transaction. Commenting on the deal, Agnew noted, “The rail-served nature of this facility created significant value for both the developer and the buyer. We’re seeing sustained investor appetite for well-located manufacturing assets with strong credit tenants, particularly those that support the ongoing reshoring trend.”
