Development Partners Plan to Transform Homestead-Area Offices into Apartments

United Trust Fund and Centerhome have submitted plans to potentially transform a 71,000-square-foot office complex into a residential development featuring up to 640 apartment units. The office property, located at 28801 S.W. 157th Avenue in Homestead, Florida, spans six acres and was acquired from SouthState Bank in 2020 for $6.8 million. Notably, SouthState Bank continues to operate a branch on-site.

While the redevelopment is not immediately underway, the owners are considering future options for the site. The building remains occupied, and no tenants have been asked to vacate at this time.

To move forward with the project, the developers have filed an application with Miami-Dade County to rezone the property from its current “BU-1” (business) and “RU-1” (single-family residential) designations to “Leisure City Community Urban Center District Mixed Use.” This zoning change would permit the construction of the proposed apartment units.
