**McDowell Housing Partners Breaks Ground on 16th Affordable Housing Project in Florida**

McDowell Housing Partners (MHP) has officially closed financing and commenced construction on Ekos at Pembroke Park, a 10-story, 150-unit affordable senior housing community located at 5595 S.W. 41st Street in Pembroke Pines, Florida.

This development marks MHP’s 16th affordable housing project to break ground in the state.

The $64.68 million project is being financed through a combination of sources, including tax-exempt bonds and a subordinate HOME–ARP loan from the Housing Finance Authority of Broward County. Additional funding is provided by a subordinate Live Local State Apartment Incentive Loan (SAIL) from the Florida Housing Finance Corporation, Low-Income Housing Tax Credit (LIHTC) equity from U.S. Bank, and senior construction and permanent loans from R4 Capital.

The announcement comes shortly after MHP nears completion of Douglas Gardens Senior Health and Living, a 410-unit development—which will become the largest affordable senior housing community in Broward County upon completion.

JWR Construction is serving as the general contractor for Ekos at Pembroke Park. The project is scheduled for completion in the summer of 2027.
