**Hines Eyes Major Redevelopment Project in Charlotte’s SouthPark Area**
Hines, a global real estate investment and development firm, is planning a significant redevelopment project in Charlotte’s SouthPark neighborhood. The company has set its sights on a 3.87-acre property currently occupied by a single-story retail building, with plans to transform it into a vibrant mixed-use complex.
The proposed development would feature a combination of residential and office spaces, along with street-level retail and dining options. However, to bring the vision to life, Hines will first need to secure a rezoning of the parcels.
According to the Charlotte Business Journal, the rezoning application would change the designation of the two-parcel site—located at 6601 and 6555 Carnegie Boulevards, directly across from SouthPark Mall—from mixed-use development and neighborhood business to a regional activity center. The property is currently owned by Camdee Properties I.
Hines currently manages $91.8 billion in assets across 30 countries and has an established presence in North Carolina with six properties. One of its recent acquisitions is Blu South, a 551-unit townhome community in Pineville, purchased in April 2024 for $156.5 million. That acquisition marked Hines’ first build-to-rent investment in the United States.
With this latest proposed project, Hines continues to demonstrate its long-term commitment to dynamic urban development and real estate investment in North Carolina.
