**Sharp HealthCare Acquires Carlsbad Office Building for $31 Million**

CBRE has brokered the $31 million sale of an 85,000-square-foot, three-story office building located at 1265 Laurel Tree Lane in Carlsbad, California. The property was acquired by Sharp HealthCare.

CBRE’s Lars Eisenhauer and Dan Henry represented the seller, Pacific Development Partners, LLC, in collaboration with Greg Lewis and Steven Field of JLL. Mike Labelle of Cushman & Wakefield represented the buyer, Sharp HealthCare.

Originally developed as the corporate headquarters for 24 Hour Fitness, the property includes a ground-floor fitness center and two additional floors of office space. As part of the transition, Sharp HealthCare plans to convert the third floor into a Sharp Rees-Stealy outpatient clinic for immediate occupancy, with plans to expand into the remainder of the building over time. In the interim, 24 Hour Fitness will continue operations on the first and second floors until the phased conversion is complete.
