**Pinecroft Realty Secures Financing for 11-Property Texas Healthcare Portfolio**
Pinecroft Realty has secured financing for an 11-asset medical outpatient portfolio located across the Dallas and Houston metropolitan statistical areas (MSAs). The portfolio encompasses a total of 258,000 square feet and was approximately 81% leased at the time of closing.
The transaction was facilitated by CBRE U.S. Healthcare Capital Markets’ Debt & Structured Finance team, led by Zack Holderman and Jesse Greshin.
The multi-tenant portfolio includes 37 tenants and features a diverse mix of healthcare providers and specialties. Notable tenants include St. Luke’s Health System, Texas Children’s Hospital, and a number of prominent regional physician groups and local practices. The portfolio benefits from strong existing cash flows, with opportunities for further value enhancement through lease-up and rent adjustments.
Houston’s position as a major healthcare hub adds strategic value to the portfolio. The city is home to the Texas Medical Center, the largest medical complex in the world. Spanning more than 1,300 acres and comprising 60 member institutions, the center draws millions of patients and consistent new investment each year.
