Welltower has acquired Cogir at Continental Ranch, an assisted living and memory care community located at 8689 N. Silverbell Road in Marana, Arizona. The acquisition was completed for $22.2 million, which equates to approximately $205,991 per unit.
The seller, Kayne Anderson Real Estate, originally developed the property in partnership with Watermark Senior Living. This transaction marks the end of their ownership of the asset.
Constructed in 2018, the community comprises a two-story building with 118 beds and encompasses 101,782 square feet of space. The facility sits on 3.99 acres at the intersection of Silverbell Road and Continental Reserve Loop. It features a variety of residence options including studio, one-bedroom, and two-bedroom units. Amenities include a commercial kitchen and dining hall, fitness center, salon, theater, landscaped courtyards, and dedicated memory care wings.
