**Choice Infill Development Opportunity in Downtown Raleigh Hits the Market**

A prime infill site in downtown Raleigh has officially hit the market. Originally acquired by Taft Family Ventures, the nearly vacant property was slated for a mixed-use project capped at 12 stories. With plans now changing, the Taft family has opted to re-list the site, and the sales effort is being led by Mark Robertson of Berkadia.

The offering consists of three parcels totaling approximately one acre, located at the corner of West Cabarrus and South Dawson streets—directly across from the Red Hat Amphitheater. The site presents an exciting redevelopment opportunity, particularly for multifamily or hotel developers. It comes with an approved site plan permitting the construction of a 12-story structure that includes 257 multifamily units, along with a structured parking deck.

The Dawson Street parcels currently feature surface parking lots, while the Cabarrus Street lot houses an existing industrial office building, currently occupied by PHC Restoration.

Taft Family Ventures purchased the parcels—located at 301 W. Cabarrus St. and 510 and 518 S. Dawson St.—in 2019 for $5.1 million. The parcels are currently in the process of being consolidated into a single lot to facilitate future development.

This listing represents a rare opportunity to invest in the heart of one of Raleigh’s most active and developing downtown corridors.
