**Sprawling Boca Raton Office Campus Due for Major Makeover**

The Boca Raton Innovation Campus, located at 5000 T-Rex Avenue, stands as the city’s largest office complex, encompassing 1.7 million square feet on a sprawling 123-acre site. The campus is historically significant as the birthplace of the personal computer, developed by IBM engineers.

Now, a major transformation is on the horizon. The site, currently owned by CP Group, Rialto, DRA Advisors, and Las Olas Capital Advisors, is set for a large-scale redevelopment effort. Terra has been enlisted to lead the construction of a mixed-use community that includes:

– Up to 1,243 residential units
– 125,000 square feet of retail space
– A 55,000-square-foot entertainment venue
– 85,000 square feet of medical office space
– A 140-room hotel

The project is pending final site plan approval from the Boca Raton City Council.

The residential component of the project includes an eight-story condominium tower featuring 320 units. These units range from 1,213 square feet for a one-bedroom plus den, to 4,076 square feet for a four-bedroom layout. Adjacent to the condos, an eight-story apartment building will offer 380 rental units.

Retail amenities will be centered around both sides of the T-Rex Avenue entrance. The development plan outlines 17 retail buildings totaling 125,000 square feet, alongside a standalone 13,201-square-foot grocery store.

This ambitious redevelopment aims to transform the historic tech campus into a vibrant mixed-use destination for living, working, shopping, and entertainment.
