**Work Begins on 665K-SF San Marcos Business Park**
Ledo Capital Group and St. Clair Commercial Real Estate have officially broken ground on Phase One of the San Marcos Business Park, a master-planned industrial development totaling 665,760 square feet in San Marcos, Texas.
This first phase will feature Building C, a 377,300-square-foot facility that includes a fully secured 185-foot truck court with 104 trailer stalls, heavy power capabilities, and 3,485 square feet of speculative office space. The project is situated on a 45-acre parcel just north of River Ridge Parkway and the Blanco River.
Future development phases will introduce Building A, offering 204,460 square feet, and Building B, comprising 84,000 square feet. Collectively, the three-building park is designed to accommodate flexible lease or sale options. Leasing efforts are being led by Sam Owen, Kevin Cosgrove, and Luke Watson of Stream Realty Partners. Stream is also representing build-to-suit opportunities for prospective tenants.
ARCO/Murray serves as the general contractor on the project. Completion of Phase One is expected in the second quarter of 2026, with leasing activity currently underway.
