Marcus & Millichap has successfully brokered the sale of a grocery- and medical-anchored shopping center in Schaumburg, Illinois, for $14.625 million.

The property, located at 1170 S. Roselle Road, spans 114,476 square feet and was built in 1988. Situated on 12.81 acres, the center includes 35 suites and is 92% leased. It is anchored by KD Market, a well-established grocery chain in the Chicagoland area, which recently extended its lease for 10 years.

“This deal concluded a decade-long advisory relationship with the seller, culminating in a sale to a Chicago-based private investment group,” said Adrian Mendoza, Senior Managing Director at Marcus & Millichap. “With 92 percent of the center’s gross leasable area occupied by local-credit tenants and only one national tenant among the 32, the property’s strong performance and prime positioning made it a compelling opportunity.”

The transaction was brokered by Adrian Mendoza, along with Marcus & Millichap investment specialists Sean Sharko and Austin Weisenbeck, from the firm’s Chicago Oak Brook office. The seller, a family based overseas, had owned the property for 32 years.
