**116,000-SF Phoenix Office Building Sells for $10M**

Forty6Forty5, a 116,858-square-foot office building located at 4645 E. Cotton Center Boulevard in Phoenix, has been sold to a private investor for $10 million. This property marks the final piece of a three-building portfolio within the Cotton Center Business Park.

The identity of the seller was not disclosed; however, the property was listed by Crown West Realty. Over the past decade, the building has undergone approximately $9.4 million in renovations and capital improvements.

Mike Bench of Voit represented the buyer in the transaction. Representing the seller were Chris Toci, Eric Wichterman, and Mike Coover of Cushman & Wakefield.

The buyer plans to relocate Legacy Capital Services and Shield Legal into a portion of the building. Meanwhile, the remaining space—approximately 23% of the total square footage—is currently leased to existing tenants, offering the new owner a source of passive income.
