**Bridge Logistics Acquires 1.56M-SF Industrial Portfolio in McDonough, GA**

Bridge Logistics Properties (BLP) has acquired a two-building, Class A industrial portfolio totaling 1,560,256 square feet in McDonough, Georgia. Located approximately 30 minutes southeast of downtown Atlanta, this acquisition marks a significant addition to BLP’s growing logistics portfolio.

The fully leased portfolio consists of the following distribution facilities:

– 150 Distribution Drive – 760,256 square feet
– 201 Greenwood Court – 800,000 square feet

According to Commercial Edge data, 201 Greenwood Court—originally built in 1999—was last sold in 2017 for approximately $39.5 million.

The portfolio is fully occupied by four tenants, including DHL Supply Chain (Exel Inc.), Caterpillar, and Pregis. The leases provide about three years of in-place income. BLP acquired the assets below replacement cost, with current rental rates estimated to be approximately 30% below today’s market rates. This dynamic is expected to offer substantial upside rental potential as leases expire and are renewed at market rents.

Over the past decade, industrial rents in the McDonough submarket have nearly tripled, driven by robust tenant demand and limited land availability. The area currently comprises more than 43.7 million square feet of industrial space, reinforcing its status as a key logistics hub in the region.
