**Ayrshire Corp. Acquires Hilton Houston NASA Hotel for $27M with Margaritaville Rebrand in the Works**

Ayrshire Corp. has purchased the Hilton Houston NASA Clear Lake hotel for $27 million, with ambitious plans for a rebranding and renovation. The 242-room hotel, situated directly across from the Johnson Space Center, will be transformed into a Compass Hotel by Margaritaville, featuring a mixed-use format with condominiums.

The property, originally completed in 1982 and located at 3000 E. NASA Parkway, is a well-known landmark in the Clear Lake area. As part of the redevelopment, Ayrshire plans to convert the top three floors of the 14-story tower into residential condominiums. This conversion will reduce the number of hotel rooms to 170.

Additional renovation plans include redesigning the lobby for a more welcoming atmosphere, doubling the size of the current 5,000-square-foot ballroom to create a functional convention center, and replacing the existing outdoor pool with an expanded “adult waterpark” featuring a lazy river and swim-up bar.

Ashford Hospitality Trust was the seller in the transaction.
