**Cushman & Wakefield Arranges Sale of Future Solley Road Distribution Center Site**

Cushman & Wakefield has facilitated the sale of a fully entitled 16.5-acre industrial site destined to become the Solley Road Distribution Center.

The property, located at Parcels 117 and 118 on Solley Road in the Baltimore-Washington Corridor, was acquired by Xebec Realty for $4.5 million. Plans are underway to develop a 90,300-square-foot warehouse facility on the site.

Cushman & Wakefield’s National Industrial Advisory Group—represented by the Northeast team of Jonathan Carpenter, Graham Savage, and Dawes Milchling—brokered the transaction on behalf of the seller, Elm Street Development.

“This transaction underscores the growing demand for strategically located industrial sites in supply-constrained markets like the Baltimore-Washington Corridor,” said Jonathan Carpenter. “The site’s prime location and full entitlements position it for swift development to meet the region’s industrial space needs.”

The property benefits from immediate access to major transportation networks, including I-695, I-95, and the Port of Baltimore, and it is conveniently situated near both Washington, D.C., and Baltimore, making it an ideal location for regional distribution logistics.
