Beacon Capital Completes $32 Million Renovation at 333 West Wacker Drive

Beacon Capital Partners has completed a $32 million renovation project at 333 West Wacker Drive, one of Chicago’s most iconic office buildings located at the distinctive bend of the Chicago River.

Since acquiring the property in 2024, Beacon has significantly boosted the building’s occupancy rate from 83% to 90%, successfully leasing over 205,000 square feet in just one year.

The comprehensive renovation included a brand-new ground-floor lobby, a modern fitness and wellness center, a rooftop tenant lounge with a conference center, and an expansive outdoor terrace. The upgrades aim to offer a premium office experience and meet evolving tenant expectations for high-end amenities.

Hines serves as the property manager, while The Telos Group is handling leasing services for the building. The successful repositioning effort has attracted a number of new tenants, including JBT Corporation, Forvis Mazars, and Eclipse Business Capital. Additionally, existing tenants such as FGMK, Kelley Drye & Warren, and the Teachers’ Retirement System of Illinois have expanded or extended their leases in response to the building’s enhanced offerings.
