**Developer Plans Major Mixed-Use Redevelopment in Dania Beach**
A New York-based developer has unveiled plans for a significant redevelopment project in Dania Beach, Florida. The proposal involves demolishing a 65,000-square-foot office building located at 225 to 255 E. Dania Beach Boulevard and replacing it with a mixed-use complex featuring residential, hotel, and commercial components.
The current office building, constructed in 1956, sits on a 3.26-acre parcel. Ralph Braha, the property’s owner, purchased the site in 2006 for $7.9 million and is now moving forward with plans to transform the site.
According to the submitted proposal, the redevelopment will include:
– 168 condo-hotel units
– A 168-room hotel
– 19,677 square feet of commercial space
– 18 townhouses
– 486 total parking spaces, including 121 mechanical parking lifts
The proposed project will consist of three seven-story towers. Each tower will feature a swimming pool and commercial space on the ground floor. Two of the towers will contain 84 condo-hotel units each, while the third tower will house all 168 hotel rooms.
The development is still pending site plan approval from the City of Dania Beach.
